Case Study
A multigenerational family held a skilled-nursing facility, owned free and clear, that had become a liability rather than an asset. Over a five-year engagement, Viking Ventures restructured the family’s holdings into a diversified portfolio built for durable, long-term income.

The Challenge
The facility’s operating tenant had fallen two to three years behind on rent, with repeated promises to catch up that never materialized. With no rent coming in, the family was covering property taxes and carrying costs out of pocket.
An asset that should have produced income was instead draining the family’s capital and pushing them toward insolvency.
The Approach
We designed and led a full repositioning of the holding. First, we brought the facility to market during the height of the COVID-19 disruption — an especially complex sale that required marketing both the real estate and the operating business, and coordinating around the in-place operator. We orchestrated the entire process through to a successful close.
We then redeployed the proceeds into three separate assets: two medical-office properties and a triple-net-leased telecommunications site. A single distressed holding became a diversified income base, with risk spread across tenants, sectors, and lease structures.
With the family’s finances stabilized, we reviewed the balance of their portfolio and identified underutilized acreage generating well below its potential, leased to a farmer at a fraction of its land value. We sold the parcel and reinvested the proceeds into an additional triple-net-leased property, dramatically increasing the income that land produced.
The Outcome
Over five years, the family moved from the edge of insolvency to a stable, diversified portfolio generating substantial, dependable cash flow. One asset that had been costing them money became several that pay them, structured for resilience across market cycles.

Founder & Partner
Trevor Jensen founded Viking Ventures to bring principal-level portfolio counsel to families and owners. He earned a Master’s in Real Estate from the University of San Diego’s Burnham-Moores Center for Real Estate and has personally transacted over $100 million in commercial real estate since 2006.
His real estate career includes property management at H.G. Fenton Company and brokerage roles with Lee & Associates and Cassidy Turley, now part of Cushman & Wakefield. Those roles, his graduate program, and years in the commercial real estate community built a deep network of specialists across property types and markets.
Trevor pairs that market insight with operating experience. Trevor co-founded Generation Esports, secured more than $30 million in funding, and led the company’s 2024 sale to a strategic partner. He has also served as CEO of multi-million dollar consumer goods companies, bringing hands-on executive judgment to every engagement.
That combination of market fluency, operating judgment, and the lived experience of building and selling companies is what clients rely on when the stakes are generational.
Outside of his work, Trevor is passionate about the outdoors and can often be found on the mountain-bike trails of Southern California.
